How long have you been involved in real estate investing?

The first property I ever purchased was a SFH in 2003. I bought it to have as a rental for college students from the school across the street.

What strategies do you use and why?

I look for a low dollar amount per square foot. I also have gotten to know my city very well over the last couple of years. So, generally, I can take one look at an address and tell immediately if it’s a house that will make cents (haha, sense).

How long have you been involved in real estate investing?

Since early 2005. I want to make it clear to everyone reading this that in my eyes, at least, I am still new at RE investing. I have only acquired one property thus far, although, I am on the phone trying to make deals with sellers on a routine basis. Maybe my criteria is too strict?

What strategies do you use and why?

Mainly buy-n-hold SFR’s and duplexes/4-plexes, but will flip wholeslae or retail to generate more cash reserves.

Acquisition: Subject-to (Sub2), Seller-financing, government/bank foreclosures.

How long have you been involved in real estate investing?

I started in 2002 when I bought my first condo to live in. I sold the property in 2004 for a $27,000 profit and was hooked. I rolled that money into a new house which we now live in. We, my wife and I, acquired that property for 12% below asking price in a red hot NJ market.

What strategies do you use and why?

We like to find distressed properties and work out win-win deals. Our current project, which is set to close in 2 weeks, uses conventional mortgage financing. Our strategy for houses in foreclosure is to buy out the owner’s equity at a discount using subject to’s.
