How long have you been involved in real estate investing? What were some of your jobs before doing real estate full time?

I began investing, or attempted to, in the late 1990’s. I spent two years chasing ideas, but seemed unable to land a single deal in that time. I completed my first deal in 1998, and went full time that same year, and remain so to this day. I have invested since then in several markets around
the country, and moved to Sunny Florida a few years ago where I now enjoy living and investing.

How long have you been involved in real estate investing? What were some of your jobs before doing real estate full time?

I started almost 2 years ago in REI. I was an engineering manager for 25 years in the computer and communications systems field, both commercial and government contracting.

I’ve been involved in real estate full time since December 2005. I was involved part time in Maryland for about a year.

Immediately previous to working real estate full time I worked in the sales profession selling cars. Prior to that I was enlisted in the Marine Corps as an Infantry Rifleman from May 2000 - August 2004. Prior to that I worked as a beginning computer aided design draftsman under contract at the GM Tech center in Warren MI.

How long have you been involved in real estate investing?

Since birth. I’m a 3rd generation real estate investor.

What strategies do you use and why?

I like to buy subject to underlying financing and give very little if any to seller. That way I keep most of my money in my pocket and don’t have to qualify for loans or pay they expensive fees.

What types of financing do you regularly utilize?

Whatever makes the numbers work.

How did you go about finding properties?

I send thousands of postacrds regularly to areas I’m interested in owning homes in.

How long have you been involved in real estate investing? 

Started in 2002.  Our first rental was purchased about 4 years ago.  It was a 3/2 in Sacramento and we sold it for a 150k profit 2 years later.

What strategies do you use and why?

I buy and hold for several years if the property is cash flowing nicely.  Sometimes I sell after 6 months if the area has matured then 1031 exchange to more properties in the next emerging market.
