Chicago Industrial Market Booming
More than 12.2 million sf of industrial space was leased in the Chicago area during Q2, compared to 8.3 million sf in Q1, according to a report by the real estate firm Colliers Bennett & Kahweiler. The Q2 total easily surpasses the 9.2 million sf leased during the Q3 of 1999, the highest previous total in recent memory. Chicago’s industrial vacancy rate declined to 8.8% during Q2, compared to 9.3% in Q1 and 9.2% in Q2 of 2005.

Few lenders specialize in land deals. So you have a real challenge in finding such lenders. When you want to buy raw land, look at these loan sources:

•The seller - many sellers will finance their land sale, asking for lit-de down payment-sometimes as little as just S100.

•Government sellers - state and federal governments sometimes offer land for as little as SI per acre - with no financing charges. And if you buy large amounts of this land - several thousand Acres - the government may extend credit to you to pay for your land over a period of years.

If you read the real estate ads carefully every Sunday in a large-city newspaper, sooner or later you see an ad saying:

Now you may not find such ads in your hometown paper. Instead, you may have to look at ads for properties in nearby towns. This is okay for most people because the travel between towns is tax-deductible when you’re checking on your income property. Zero-down properties may be for sale by:     

1)Raise rents as quickly as possible once you buy a property. Why? Because the higher your rents, the larger the mortgage payments you can make on a property, reducing your mortgage on the property, increasing your equity.

2)Make needed repairs on the property. You can do these yourself, or you can have the repairs done by an outside contractor. Just remember that every dollar you spend on repairs raises your property’s value by at least S1.33. So repairs increase your equity in your property.
