Even in a slowing housing market, homes continue to be under construction and for sale in Gilbert.

Home builders, including Taylor Woodrow Homes, Lennar and Cachet Homes, are planning to bring about 3,600 houses to the southeastern section of the town. Some of those houses have been sold, and other projects from builders including K. Hovnanian Homes are in the works for that region.

Gilbert is perceived as an infill community, which may be fueling popularity of new home projects in the area, said Jay Butler, director of Realty Studies at Arizona State University’s Polytechnic Campus in Mesa.

“For people who want a new home, this is not a community that lacks everything at the moment,” Butler said.

In January, Gilbert was the third-largest issuer of residential permits in Maricopa County, behind Phoenix and unincorporated areas of the county, Butler said.

So far this year, Gilbert’s planning commission has considered five residential projects, while the town’s Design Review Board has considered 10.

Here’s a look at some of the developments planned in the region.

Layton Lakes

Lennar, a Miami-based home builder, plans with a joint venture partner to construct 1,965 houses on property at Lindsay and Queen Creek roads. More than 500 acres of the 825-acre site, and more than half of the home sites, are in Gilbert.

Prices will not be set for the houses until models are ready. Engle Homes, Lennar’s joint venture partner, is expected to start construction on models in 45 days, while Lennar is expected to start models in June, Smith said.

Layton Lakes will include commercial property, a school site the Chandler Unified School District is in the process of acquiring and a Chandler city park.

“We’re very well positioned in the market,” he said.

Adora Trails

Adora Trails will bring 1,871 units of single and multifamily housing to property on Riggs Road between Val Vista Drive and Higley Road, said Seth Keeler, project manager.

Pricing, the number of builders who will be involved and the time sales will start have not been decided. Adora Trails will offer 12 miles of walking trails, two swimming pools and an elementary school.

The location around Adora Trails is a great one with a lot of job growth around it, Keeler said, adding market conditions are being watched.
