Condos going up in Far North Dallas

Developers are starting work on the first of six condominium buildings planned for Keller Springs Road in Far North Dallas.
Homes in the four-story buildings in the Lawn at Glen Abbey community will start at around $700,000.
Hawkins-Welwood Homes is doing the condo project and two others in partnership with developer Folsom Properties. In addition to the condominiums, the builders are doing an adjoining complex of patio homes and another 75-acre residential community in Plano.
“We were interested in purchasing the land, as was Folsom Properties, and they called and said, ‘Why don’t we do it together?’ ” said builder Curt Welwood about the 20-acre site on Keller Springs.
The property used to be a residential estate and is west of Preston Road overlooking White Rock Creek.
Hawkins-Welwood is calling the condominiums “terrace homes” and will start the first ones later this year, Mr. Welwood said.
“There are going to be 12 to 30 units in each building,” he said. “We are doing the first building on a speculative basis and will customize the next buildings for the buyers.”
The least expensive unit in the 140-condo Glen Abbey project will be about 2,200 square feet and have underground parking.
A complex of 27 patio homes is also planned in the development. Those houses will start at $1.2 million.
Mr. Welwood said construction on the streets and utilities for the project will start next week.
“We have made a deal with the Dallas parks department to clean up the adjoining seven acres that are along White Rock Creek,” he said.
At Spring Creek and Tennyson parkways in Plano, Hawkins-Welwood Homes and Folsom Properties are building the 75-acre Normandy Estates community. It’s just south of the Legacy business park.
The community will contain 52 “estate” lots, 49 patio homes and 38 townhomes.
Builders in the new subdivision will include Hawkins-Welwood Homes, Alford Homes, Lonnie Grey Premier Custom Homes, Peckham Homes and Zachary Custom Builders.
Construction is set to start in July, with the first houses going up next summer.
