3) Multi-units generally does not appreciate as much as Single Family Homes (SFH) and condo-hotels
4) Multi-units are generally not new and are located in less than desirable neighborhoods
5) Renters generally of lower quality than SFHs and Condo-Hotels
6) To achieve maximum profitability multi-units must be fully rented on all sides, which does not always happen
7) Multi-units may cost more to maintain
