About 1), I don’t have suggestion about who to contact to you because I usually don’t work with agents. However, if you buy and sell houses without as much experience as I do, I strongly suggest that you work with a competent agent. Currently, it’s not a market to do “For sale by owner”.
About 2) Your price range 380K is very easy to sell, as long as you work with the agent and set a reasonable market price. 380K in Gaithersburg is not high at all. Germantown already reach that mark.
It makes a lot of sense for you to buy a house because they will take about 6-8 months from contract to delivery, creating enough chance for you sell the townhouse. Plus, it’s a great time to bargain with new home builders on base price, option and closing cost. Generally, you can bargain for a lot of free option and full closing cost. Right now, it’s not hard to bargain for base price either. In lucky case, you can even knock off 10-20% off base price if you really try. Since the market is not great, bargain is easy.
About 3) You absolutely need to clean up your town house, declutter every room, make it look beautiful and comfortable. Remove all your personal stuff to basement. Remove those Chinese traditional decos because an Indian buyer will have no interest in that. If possible, remove all bad odors from your kitchen. Painting inside and outside your house. Make it as close to model home as possible… In general, it takes at least 3 weeks for myself to decorate my house if I have to sell.
4) Yes, it’s like of getting late in the Spring season, but since your townhouse is in Gaithersburg, I hope in North Potomac, then, it will still be easier to sell because the location is okay.
Some additional points. If you upgrade to a second hand bigger home, then you have to allow some time to sell your townhouse. Sometimes, there is a risk in double payment. My suggest is focusing on selling your townhouse first, the worst case is temporarily moving into an apartment. Then focus on finding a great bargain big house. In this market, it’s far easier to buy than sell. After all, we are not in the Bay area.
