How long have you been involved in real estate investing? 

Two and a half years.

What strategies do you use and why?

All the homes I have purchased have been bought thru owner financing.  It keeps my credit free, is flexible and has few associated costs.  I have then rented the homes (all Three) to people.  I intended to lease option them but the best people I have found were not interested in a purchase so I just cash flow them instead.

What types of financing do you regularly utilize? 

I use owner financing and I also have a home equity line.

How did you go about finding properties? 

I look for adds in the paper and have put adds in also.  I am a loan officer so I am now getting leads on homes through work and other real estate connections.

What is your average purchase price? 

$77,500.00

What is your average net profit per deal? 

$30,000.00

Describe your first deal and how much you made on it?

I bought a home for $54,900.00 and did about $10,000.00 in repairs while I lived in it.  I then rented it out for a couple of years and now have it under contract for $112,000.00.

Describe your biggest deal (purchase price) and how much you made on it? 

I found a deal that was under priced due to an appraisal meant to only do a re-fi.  It came in at a price high enough to cover the money the owners wanted.  Before they finished the re-fi they got transfered with their job and put the house on the market for the re-fi amount.  the price was $146,000.00 and seller paid all closing costs.  I  then had it re appraised (for an equity line)  and it just came in at $212,000.00.  I have lived in this house two years now and have no intention of leaving.

What was your worst deal and did you loose any money on it? 

The worst deal I have done is a mobile with land.  It is a two bedroom with a title that has not been purged.  I bought it for $48,000.00 and it is worth about $68,000.00.  I pay $425.00 a month and rent it for $575.00 an month.  I put about $1,000.00 into it to get it ready to rent and have not lost money at this point.

Any favorite real estate web sites, books, software, mentors etc.? 

CREonline is a great web site and Bill Bronchick is the best at helping.  He is a real estate attorney in Colorado (my state) and will cover your tail with all the legal direction he gives in his courses.
